Building community

The residents and owners of The Commons connect and work together to build a vibrant community whilst also enjoying the privacy to pursue their own interests and lives.

The building includes many shared spaces available to all residents, including Hobart's most spectacular rooftop washing line, laundry, vegie gardens and a sun terrace looking over downtown Hobart and up to the cliffs of kunanyi /Mt Wellington.  The open-armed design of the building offers sunlight to residents and also enables a pocket park which beautifies the streetscape and is enjoyed by the community at large.

Commons residents contribute to the wider Hobart community, adding revenue and energy to the inner-city economy. We enjoy buying local seasonal produce direct from Tasmanian growers at the weekly Farmgate Market nearby. The building offers two commercial spaces on the ground floor and generously makes a sunny corner pocket park available for public use. A 'green wall' with native climbing plants is being nurtured to cover the building's terraces and to help beautify the streetscape.


An internal online forum (built on the Slack platform) enables quick communications between all owners and residents.  It supports real-time broadcasting of urgent news, facilitates group discussions, and helps with the sharing of important documents such as strata by-laws, management committee agendas and minutes.  The community also shares information via noticeboards and a regular newsletter distributed to all residents and owners.

The Commons Committee publishes and distributes to all residences a comprehensive guide to "how things work" in our community.  The Resident Guide is a gift to new residents and an essential information reference for all, covering aspects from what to do in an emergency to how our everyday waste management systems work. 

One of our by-laws is that apartment leases may be no shorter than 6 months.  This is to encourage longer-term rentals as opposed to short stays, and in that way to help build the cohesion of our community.
